How Much Will It Cost to Re-Roof My House?

This is the #1 question we receive, hands down. When answering this question for future or current customers we always explain to them that there are multiple factors involved in answering this question. Below we will give you each factor and explain how they can impact your total cost of a re-roof job.

#1 Squares

A square is a 10 ft. x 10 ft. area that we use to measure your roof. On average a home is about 30 squares.

#2 Pitch

For pitch, there are two differences. The more standard kind is less pitch or a low-pitched roof. The second type of pitch or more complicated kind is a greater pitch or high-pitched roof.

#3 Layers of Roofing

Sometimes but rarely, we come across homes that have multiple layers of roofing. The more layers you have, the more expensive your roof will be because of additional labor and dump costs. This third aspect is different for every home so it is important to let us know if you think your home has multiple layers so we can account for this in your total cost.

#4 Decking

Your roof decking will either have plywood or 1×6 boards. If your roof has deck boards prior to 1950 then we will most likely have to re-deck with OSB, adding additional costs. If your roof underneath looks like the photo below, then we will have to re-deck your roof.

The bottom line is, several factors lead to the cost of your roof replacement. However, the most important aspects to know and understand are squares, pitch, layers, and decking. With all this being said, the average cost is about $400 per square.
